Picciola & Associates, Inc., has been involved in several land development projects including single family residential subdivisions, waterfront communities, and recreational marinas.

Picciola & Associates, Inc., has been involved with the initial surveys, permitting, project management, and onsite inspection for the duration of the project. Picciola & Associates, Inc., has been the pioneer consulting firm introducing waterfront developments to south Louisiana. Past and present projects include Pirates Cove Marina and Landing, presently Pelican Point, and Fort Beauregard Marina Estates.

Pirates Cove Marina and Landing was a landmark development in South Louisiana which consisted of approximately 80 wet boat slips, condominiums, dock masters accommodations, and diesel and water services. Pirates Cove Landing was an integral development with the Marina but consisted of waterfront lots, wet and dry boat slips, and boathouse condominiums.
